Description: | Dew 8-10 Clydebank Road, Edithvale Convenient, coastal, unexpectedly urban. Ambling down for a mid-morning swim off the pier as seagulls dangle mid-air in the offshore draft. An after-work run with the salty evening breeze caressing your sun-kissed face. You stroll down shadowy fairways, birdie the 9th, then home. This life fits you to a tee. Cocktails with friends after work at Side Street or a family fish-and-chips’ night over a crisp white at Main Street. A cooling smoothie at Soul Press, some chit-chat at Cafe Blah Blah? Coffee and cake at Hendriks, just listed #5 in the Good Food Guide’s best new Melbourne cafes. Put your money where your mouth is at Big Mouth Burger, enjoy a spot of people-watching over pancakes at Main Street or make it a romantic dinner on the water at Doyle’ s. Come and see what’s on the menu. Why Invest? While Edithvale is further from the CBD than areas typically associated with high density living, the suburb scores highly on a number of typicaldrivers of successful high density development, including transport connections and access to amenity. As the wave of demographic change moves away from the CBD, suburbs like Edithvale with their strong transport infrastructure to the city, changing demographics and seaside location, become more conducive to high density development. Traditionally average household size increases and the proportion of renters decreases in areas further from Melbourne CBD. Edithvale has higher median rents and a higher median apartment price than many of the surrounding suburbs including both Mentone and Mordialloc where there has been a greater quantum of higher density development in recent years. In terms of annual price growth, medium to long term median apartment prices have been strong in Edithvale (10 year annual average growth rate of 5.3%). This average annual growth rate is almost twice that of apartments in the Melbourne CBD which grew by 2.8% over the same period. The age profile of new migrants into Edithvale is concentrated in the age cohort 25-44 years, which in attracting a greater number of residents aged 25-34 would appear to drive a relatively younger profile compared to existing (at the time of the census) residents. This age cohort forms a key part of the market that typically consumes higher density dwelling forms such as apartments and seek locations with easy access to employment in the CBD. |
