International Real Estate

Overseas Property Investors for New Austalian Development Projects

International Business & Introduction Brokers (INBIB) are providing their expertise in assisting Australian real estate developers gain approval with the Foreign Investment Review board (FIRB) so as to enable sales of their new constructions and "off the plan" sales to overseas property investors. We invite Australian real estate developers to contact us and we will facilitate the marketing of your development project utilising selected key personnel from our global network.

INBIB also guides and assists foreign parties with a focus on business visa holders intending to invest in Australian real estate who also need to seek prior approval from the Foreign Investment Review Board for that investment.

While level of assets is not a criteria for immigration, except in business visa categories, there is no doubt that to own assets in Australia, particularly property, indicates a seriousness about settling here and is evidence that the applicants will have no difficulty establishing themselves in Australia, which is a requirement for a successful visa application. INBIB through its immigration network of approved agents are finding that the pre-purchase of property provides firm evidence of satisfying this criteria.

In business skills categories, the personal assets of the applicant and spouse are a factor in a successful application. The applicant's verifiable value of business assets and personal assets will be assessed and authentication of assets already in Australia will provide a clearer pathway for the applicant.

In the investment-linked category in particular, real estate property is one of the "eligible investments" which may be included in assessing the eligibility of the applicant and their spouse for this visa class. However, the property must be owned and managed by the applicants. The criteria definition of management is "involvement in key decisions concerning evaluation, selection, purchase and sale of investments." Therefore real estate property in Australia owned by the applicants and satisfying this definition would be "an eligible investment" for this criterion and it would be possible for overseas investors to build up eligibility for this visa category.

The following links are for major new constructions or "off the plan" sales which are Foreign Investment Review Board (FIRB) approved. We will welcome your enquiry and will assist with the visa process if and as required together with the purchasing process including your application for FIRB approval. One of our experienced overseas agents closest to your area will be instructed to contact you.
